Project Manager – HPC Data Center

Location: Fargo, ND (Relocation Required)

Reports To: VP of Construction


Position Summary

Century Builders seeks a highly experienced Project Manager (PM) to lead the execution of large-scale, hyperscale data center construction projects. The PM is the primary steward of cost, schedule, quality, and client relationships, working closely with Century Builders’ senior leadership, field superintendents, engineers, subcontractors, and client representatives.

The Project Manager is responsible for translating contract documents into executable workflows, proactively monitoring financial health, ensuring timely procurement and resource allocation, and guiding the project team through preconstruction, execution, commissioning, and closeout. This role requires mastery of project management tools, proven success in bringing mission-critical facilities online, and the ability to anticipate and correct deviations from budget, schedule, or quality.


Key Responsibilities

Pursuit, Preconstruction and Business Development

  • Assist pursuit team in understanding prospective projects and requirements

  • Research prospective clients

  • Assist pursuit team in completing responses to RFQs and RFPs

  • Participate in pursuit interviews

  • Assist with and participate in preconstruction meetings

  • Provide management and leadership to ensure successful completion of our QA/QC page turn process

  • Understand project-specific workforce and vendor participation goals and incorporate into project work plan


Estimating and Bidding

  • Perform quantity take-offs and assist in estimating

  • Take the lead on updating estimates through SDs, DDs and CDs

  • Develop bidders list and verify subcontractor qualifications through CMiC Prequalification process

  • Subcontractor procurement (prepare contracting plan, bid solicitations, bid analysis and tabulations)

  • Comprehensive understanding of what is included in subcontractor package scope

  • Page turn review with subcontractors and field staff prior to subcontract award

  • Review bid results with owner and architect and prepare/execute Owner Notification Letter (when applicable)

  • Prepare, approve, and signoff on subcontracts for review and execution

  • Participate in preparation of preconstruction estimate and cost model

  • Create and maintain control estimate


Project Leadership & Oversight

  • Serve as the single point of accountability for project performance (scope, budget, schedule, quality, and safety)

  • Manage multi-year hyperscale projects, often exceeding $100M+, with extensive MEPF integration, redundant utility systems, and mission-critical commissioning requirements

  • Lead Century Builders’ project teams including Senior/Commercial Superintendents, Assistant Superintendents, Field Coordinators, and Project Engineers

  • Establish project execution strategies, including master scheduling, subcontractor buyout sequencing, commissioning timelines, and turnover milestones


Budget & Financial Controls

  • Develop, monitor, and control project budgets; maintain accurate cost reports and cash flow projections

  • Approve subcontractor pay applications and supplier invoices; manage retainage and lien releases

  • Generate monthly cost-to-complete forecasts and issue corrective actions to keep the project on financial track

  • Evaluate change orders for validity, negotiate pricing, and issue formal change directives as required

  • Work with the project accounting team to produce monthly pay applications

  • Prepare, track and review the project cost control log with the construction team

  • Manage project cost review and approval processes with the design team and owner

  • Prepare Schedule of Values, Sworn Construction Statement, Invoice and other billing documents as required by our owner contract


Scheduling & Progress Monitoring

  • Create and maintain detailed project schedules (Primavera P6, MS Project, or equivalent) integrating trade sequences, long-lead procurement, and commissioning phases

  • Chair weekly schedule protection meetings with Senior Superintendent and trade foremen; adjust look-ahead schedules to preserve critical path

  • Issue weekly project ownership updates to Century Builders leadership and the client, including earned value analysis, milestone achievement, and forward-looking risk commentary


Contract & Risk Management

  • Lead preconstruction review of owner contracts, subcontracts, and design documents

  • Oversee RFIs, submittals, and change management workflows; ensure timely responses to prevent bottlenecks

  • Anticipate risks (supply chain, labor availability, jurisdictional approvals, weather, etc.) and develop mitigation strategies

  • Maintain comprehensive project documentation in ProCore, Bluebeam, and M365 platforms


Project Documentation

  • Review and understand all drawings and specifications

  • Lead the project document page turn reviews

  • Manage the Request for Information (RFI) process and work with the design team to get timely responses

  • Manage the shop drawings/submittals review process and work with the design team to get timely turnaround

  • Participate in BIM coordination meetings

  • Manage project sustainability requirements and documentation

  • Understand the requirements of our owner’s contracts, as well as subcontracts


Stakeholder & Client Relations

  • Serve as the primary point of contact for clients, design teams, and hyperscaler representatives

  • Represent Century Builders at OAC (Owner–Architect–Contractor) meetings, public utility coordination sessions, and community relations forums

  • Provide transparent, proactive communication to build client trust and protect Century Builders’ reputation

  • Lead dispute resolution and subcontractor claim negotiations


Team Management & Coordination

  • Direct coordination between field operations and office administration

  • Mentor and develop Assistant PMs, Engineers, and Superintendents for succession planning

  • Lead cross-functional team meetings, aligning field progress, procurement, engineering, and safety priorities

  • Foster a “zero harm” culture with support from safety leadership, ensuring compliance with OSHA, NFPA, NEC, and client-specific safety protocols


Subcontract Management

  • Maintain a thorough understanding of what is included in the subcontractor’s scope

  • Review and process subcontractor change requests

  • Review and approve subcontractor invoices

  • Track project workforce goals/vendor goals

  • Assist superintendent with manpower and personnel requests

  • Schedule and document pre-installation meetings


Project Meetings

  • Attend all project and company safety meetings

  • Attend and participate in weekly work plan meetings

  • Conduct and provide timely documentation for construction coordination meetings

  • Participate in start-up meetings and preparing documentation in conjunction with field staff

  • Provide monthly Project Assessment reports to management and lead meetings

  • Attend pre-installation meetings and mock-up reviews


Quality, Commissioning & Closeout

  • Establish quality assurance/quality control (QA/QC) programs and first-pass yield metrics

  • Drive closeout: warranties, O&M manuals, punch list completion, and lessons-learned reviews

  • Oversee transition to client operations teams, ensuring smooth turnover and warranty compliance


Safety

  • Attend project and company safety meetings

  • Participate in safety training


Qualifications

Required Experience

  • 10+ years in commercial/industrial project management, with experience leading mission-critical or hyperscale data center projects

  • Demonstrated ability to deliver projects exceeding $50M, with accelerated schedules and high technical complexity

  • Strong financial management experience with cost reporting, forecasting, and change order negotiation


Skills & Competencies

  • Proficiency with ProCore, MS Project/Primavera P6, Bluebeam, and Microsoft 365

  • Deep understanding of sequencing, long-lead procurement, commissioning, and turnover in mission-critical environments

  • Exceptional leadership, negotiation, and conflict-resolution skills

  • Strong presentation and reporting skills for executive and client-facing updates


Certifications

  • OSHA 30 (required)

  • PMP (Project Management Professional) – Preferred

  • CCM (Certified Construction Manager) – Preferred


Working Conditions

  • Site-based role in Fargo, ND, with relocation assistance provided

  • Standard work schedule: 5–6 days per week, with extended periods of 7-day workweeks during peak construction and commissioning

  • Regular travel for coordination meetings, supplier visits, and potential support of other Century Builders projects

This position involves prolonged periods of sitting while working at a computer terminal and requires the ability to communicate effectively in a typical office environment with standard office noise levels. Occasional standing, bending, walking, and lifting are also required.

The role requires regular visits to active construction jobsites, where the employee may be exposed to dirt, dust, uneven terrain, outdoor weather conditions, and extreme temperatures. The employee must be able to safely navigate project sites, including walking long distances, traversing uneven surfaces, climbing stairs and ladders, and accessing various work areas as needed.
